2024 Assessment Year
The Assessor mailed 2024 assessment notices (titled "Official Property Value Change Notice") for residential and commercial real property, new construction, and personal property on August 29, 2024. If you disagree with the assessment and wish to appeal the assessed value of your property, you MUST file to the Board of Equalization (BOE) a properly completed Petition (found in BOE Forms), containing a hand-written signature (not typed in script font) by 5 pm on the deadline: MONDAY, OCTOBER 28, 2024. You MUST also include a copy of the front page of your Value Notice that shows the taxpayer name, parcel number, assessed values, and the deadline day to appeal. A separate Petition form must be completed for each tax parcel that you wish to appeal.
Have you had a prior successful appeal or do you have an unresolved appeal from a previous year? Please note that this is an annual process and each year’s Petition stands on its own merits. To protect your appeal right, you need to file an appeal by the deadline date every year that you disagree with your assessment, even if you have an unresolved appeal from a previous year. The Board’s decision will be based upon all evidence submitted for this year’s Petition and sworn testimony given at the hearing. By law, the Assessor’s valuation is presumed correct, so the burden of proof is on the petitioner to provide clear, cogent and convincing evidence each year, even if the petitioner had a successful appeal in past years. The Board of Equalization accepts online submissions of completed Petition forms through the "NEW Petition Submission" link under Filing Electronic Submissions on our home page. You may use the link/transmittal form to upload your PDF Petition and Value Notice. We do not accept electronic submissions through any other means. If you do not have the resources or capability to electronically file a PDF copy of your Petition and Value Notice, please send, mail, or hand-deliver your hard-copy appeal paperwork to the BOE at 3000 Pacific Avenue SE, Olympia, WA 98501. If mailing your submission through the US Postal Service, it must be postmarked on or before 5 pm on the deadline date, and be advised that all US Postal mail picked up in Olympia is sent to Tacoma for processing so if mailed late on the deadline day, it may not be postmarked until the next day, which would make it untimely and invalid.
BOE customer service hours are by appointment only, however, starting Monday, September 30, the BOE customer service hours will be Mondays from 11 am to 2 pm and Fridays from 9 am to 12 pm. Additionally, the BOE office will be open from 8 am to 5 pm on October 23, 24, 25 and 28 (deadline day). If our office is closed, you may deposit your appeal (Petition/Value Notice) in the drop box located in the parking lot of 3000 Pacific Avenue SE, or in the drop box across the hall from the BOE office, Room 241.
